Miami-Dade condo sales rise in May to $742M

$22M closing at Oceana Bal Harbour took the top spot

Miami-Dade County’s condo market rebounded in May, with sales and dollar volume higher than in April, yet still lower than in March.

May condo sales totaled $742 million, up from $647 million in April. Brokers closed 985 sales in May, compared to 930 in April, MLS data from Redfin show. May sale prices ranged from $65,000 to $22 million, with a median sale price of $415,000. Price per square foot ranged from $90 to $4,245, with a median of $450 per square foot.

In March, 1,034 condo sales closed, totaling $808 million.

Oceana Bal Harbour unit 2803 took May’s title of priciest sale at $22 million — or $4,245 per square foot. Ruthie and Ethan Assouline, both with Douglas Elliman, had the listing. Kimberly Rodstein with Keller Williams Miami Beach represented the buyer. The condo spent 91 days on the market.

It’s a jump from last month’s top sale, when Unit Ph-01S at the Grove at Grand Bay at 2675 South Bayshore Drive in Miami traded for $17.8 million.

May’s cheapest trade, like April’s, was a condo at the Star Lakes Estates in Miami. Unit 309 at 19080 Northeast Third Street sold for $65,000 — $20,000 less than April’s cheapest. The May deal breaks down to $152 per square foot. Andrea Gomez Alviarez with London Foster Realty had the listing, and Ana Lagomarsino with Pixan Realty represented the buyer. The condo spent 37 days on the market.
