Jade Signature unit tops Miami-Dade weekly condo sales

Miami-Dade County condo sales and total dollar volume dropped again last week.

Condo sales dollar volume reached $73.2 million, compared to $109 million the week before. It marks the third straight week of dollar volume decline in Miami-Dade’s condo market. 

Brokers closed 129 condo sales last week, a dip from 160 sales closed the week prior. 

Condos sold for an average price of about $567,000, down from the previous week’s average of $628,000. The average price per square foot for condo sales held steady at $525, the same as the week before, according to data from condo.com

Clinching the title of the week’s top sale was a $3.8 million closing at Jade Residences in Miami. Unit 3801 traded for $1,113 per square foot after 21 days on the market. The 3,400-square-foot, four-bedroom, four-bathroom unit last sold for $2.4 million in 2006, records show. Mark Chatburn of Chatburn Real Estate Redefined had the listing, and Mikael Lancri of Mikael Lancri PA brought the buyer.

The next highest condo sale last week was a 3,000-square-foot unit at Rise C in Miami that sold for $3.1 million after 230 days on the market. Unit 4001 at 88 Southwest 7th Street sold for $1,018 per square foot. Lana Bell of Douglas Elliman had the listing. Yenny Hanley of Fortune International Realty represented the buyer.
