Lease roundup: Wilhelmina Models moves to Wynwood, Terranova to Coral Gables

In other deals, Pubbelly Sushi will open at a Pembroke Pines building owned by Anatoly Petukhov, a former police general in an allegedly corrupt unit in Russia

Wilhelmina Models | Wynwood | Miami

Talent management agency Wilhelmina Models left its home of 25 years in Miami Beach in favor of Wynwood. 

The modeling agency took 2,000 square feet at Wynwood House at 331 Northwest 26th Street in Miami, according to a news release from the tenant’s broker. 

The late model Wilhelmina Cooper founded the talent agency in 1967. Wilhelmina Models has had offices in various locations in Miami Beach over the years, most recently at 1100 West Avenue. 

Juliette Gruener of Apex Capital Realty represented the tenant. 

The 19,600-square-foot Wynwood building is part of Miami-based Goldman Properties’ portfolio in the neighborhood. Founded by the late Tony Goldman, who is known for redeveloping New York’s SoHo, Goldman Properties played a major role in Wynwood’s renaissance as an arts district. The firm’s neighborhood projects include Wynwood Walls and Wynwood Garage

Goldman Properties is now led by co-chair Jessica Goldman Srebnick and CEO Scott Srebnick. 

Terranova Corporation | Coral Gables 

Real estate company Terranova Corporation also moved its offices out of Miami Beach to the mainland, picking Coral Gables’ Miracle Mile for its new digs. 

Founded in 1980 by Chairman Stephen Bittel, Terranova moved its headquarters last month to 5,300 square feet at 55 Miracle Mile, according to a company representative. The firm used to be at 801 Arthur Godfrey Road in Miami Beach. 

Terranova has an extensive portfolio on Coral Gables’ Miracle Mile and Miami Beach’s Lincoln Road

The firm’s Miracle Mile office is in a CGI Merchant Group-owned space, records show. The building includes offices, retail and residences. 

Miami-based global investment manager CGI was founded and is led by Raoul Thomas, according to its website. 

Terranova’s Miracle Mile properties include the retail buildings at 210, 220, 244 and 253 Miracle Mile. The firm is developing a four-story, 36,500-square-foot office building at 93 Miracle Mile, the release says. 

On Lincoln Road, the firm’s portfolio includes 719 and 801 Lincoln

Ferraro’s Kitchen, Drunken Dragon, more | Atlantic Village | Hallandale Beach 

Grupo Eco has almost fully leased its recently completed third phase of its mixed-use Atlantic Village project in Hallandale Beach

Phase 3 at 601-801 North Federal Highway spans 130,000 square feet, half of which are offices and the rest are retail and restaurants. 

Among the restaurant deals, Ferraro’s Kitchen took 2,600 square feet; Attar Global Cuisine took 3,500 square feet; Drunken Dragon took 7,800 square feet; El Primo Red Tacos took 1,600 square feet; Temakase took 1,600 square feet; Holyshakes Milkshakes took 1,100 square feet; Mitch’s Downtown Bagels took 2,000 square feet; The Wagyu Bar took 2,700 square feet; and Juvia Group took 10,000 square feet, according to Grupo Eco’s news release. 

The retail leases include gyms Hotworx, which took 1,600 square feet, and 54D, which took 8,000 square feet. Health and beauty services provider The Zen Zone took 2,100 square feet; Genia’s Keratin Spa took 1,400 square feet; La Maison H Concepts took 2,300 square feet; The Spot Barbershop took 1,400 square feet; and Milano Beauty Studios took 5,300 square feet.

WorX workspace provider took 11,000 square feet of office space, and KeyPoint Academy preschool took 11,500 square feet.

Overall, the retail and restaurant space at Phase 3 is almost fully leased and the office space is 80 percent leased, according to a Grupo Eco representative. The tenants still need to build out their spaces, with the first move-ins expected this fall.

Atlantic Village is a four-phase project on 6.5 acres east and west of Federal Highway. On the west side of Federal Highway, between Northeast Sixth Street and Atlantic Shores Boulevard, are the first three completed phases. They include 118,000 square feet of restaurants and service retail, and a six-story, 15,000-square-foot office building.

Grupo Eco and partner Apollo Companies are developing the fourth phase, consisting of a 12-story building with 57 office condos at 800 North Federal Highway. The partners launched sales of the offices last month.  

Originally founded 45 years ago in Mexico City, Grupo Eco made its first investment in South Florida in 2013 and has since moved its headquarters to Hallandale Beach. The firm continues its real estate development activity in Mexico. 

Pubbelly Sushi | Pembroke Pines

Japanese and Latin restaurant Pubbelly Sushi is expanding to Pembroke Pines

Pubbelly leased 4,500 square feet at 306 Southwest 145th Avenue, according to the restaurant’s news release. The space, which will seat 153 guests, is expected to open this month. 

Chef José Mendín co-founded Pubbelly and opened the first restaurant in Miami Beach in 2010. Since then, Pubbelly has opened three more outposts in Miami-Dade County at Brickell City Centre, and in Aventura and Kendall. 

Pubbelly also is slated to open at the Banyan & Olive project’s 111 Olive Avenue building in downtown West Palm Beach. 

Pembroke Centre is owned by an affiliate of Anatoly Petukhov, a former police general in an elite law enforcement organization in his native Russia that was shut down over an alleged corruption scandal, the Miami Herald reported. 

In January, Petukhov’s affiliate dropped $23 million for the Pembroke Pines strip mall. 

Collector’s Club | Wynwood Walk | Miami

Fresh off scoring a restaurant tenant at its Wynwood Walk, Thor Equities leased more space at the property to a retailer. 

Collector’s Club, a store for sports cards and apparel, as well as vintage games, toys and comics, took 4,200 square feet at 2812 Northwest Second Avenue in Miami, according to a Thor news release. It’s expected to open in November. 

Collector’s Club is a new concept created by Wooter Apparel, which provides custom-made athletic clothing, and Automated Grading System, which offers an AI-based way to score collector’s cards. Both Wooter and AGS are based in New York. 

The deal comes on the heels of Chama De Fogo Brazilian Steakhouse, a concept by the creators of Oliveira’s Steak Bar & Grill based in Massachusetts, leasing 7,500 square feet at 

at 230 Northwest 29th Street, also within Wynwood Walk. 

New York-based Thor developed the 63,000-square-foot Wynwood Walk plaza on the southwest corner of Northwest 29th Street and Northwest Second Avenue. Joseph Sitt founded and leads Thor. 

Pādel Nuestro | Wynwood | Miami

A Spanish retailer for padel equipment will open its first U.S. store in Wynwood. 

Pādel Nuestro signed a five-year lease for 3,000 square feet at 310-318 Northwest 25th Street in Miami, according to a news release from the tenant’s broker. The store will offer rackets, shoes and other accessories needed to play padel. The opening date is yet to be determined. 

Invented in 1969 in Mexico, padel is similar to tennis, but players use different techniques and rules. Padel is usually played in teams of two in an enclosed court measuring 32 feet and 10 inches by 65 feet and 7 inches. It could be played in teams of one, in which case the courts are 19 feet and 8 inches by 65 feet and 7 inches. 

Ryan Tucker and Jeremy Modest of Ripco Real Estate represented the tenant. Bernardita Bandi and Andres Nava of Metro 1 Commercial represented the landlord. 

An entity led by Chaim Cahane of Forte Capital Management, along with Jonathan and Harvey Krasner, own the 20,000-square-foot retail building and adjacent parking lot, according to records. The partners bought the property out of foreclosure from New York-based East End Capital in 2021 for $11.8 million
