Ocean Park South Beach condo project sells out for $32M

Power broker John Gomes, restaurateur Rob LaScala, Newell Brands’ Jim Craigie among buyers

Brazilian billionaire developer José Isaac Peres’ firm completed and sold out a boutique condo project in Miami Beach’s South of Fifth neighborhood for nearly $32 million. 

Peres’ Multiplan Real Estate Management completed the four-story, nine-unit Ocean Park South Beach building at 304-312 Ocean Drive in February, records show. Buyers include top Douglas Elliman agent John Gomes, New Jersey restaurateur Rob LaScala and Newell Brands board member Jim Craigie. All closings have been recorded. 

Units sold between $1.5 million and about $6.7 million, according to records. The developer began presales about three years ago. Corcoran Group’s Nir Perets, Eloy Carmenate and Mick Duchon handled sales and marketing for the developer. 

Excluding penthouses, two- and three-bedroom units range from about 1,100 square feet to 1,700 square feet, with terraces from 300 square feet to 1,200 square feet. The four-bedroom penthouses span about 2,400 square feet with roughly 2,200 square feet of terrace space, including rooftop decks with private pools. 

Perets, who led sales, said all the buyers are end-users, though most will use their units as second homes. 

Gomes, of the Eklund-Gomes Team at Douglas Elliman, bought a two-bedroom, two-bathroom unit with 1,160 square feet and a 600-square-foot terrace with a spa and summer kitchen. He paid $1.5 million for the condo, according to records. 

Craigie, a Newell Brands board member, is also board chair of Tampa-based Bloomin’ Brands, a restaurant group that includes Outback Steakhouse, Carrabba’s Italian Grill, Bonefish Grill and Fleming’s Prime Steakhouse & Wine Bar. He paid $6.6 million for his penthouse at Ocean Park, records show.

A Canadian entity led by George Tiritidis paid $1.9 million for a unit. Tiritidis is an executive at Expresco Foods, a Quebec-based food service company. 

LaScala, owner of LaScala Restaurant Group in New Jersey, and his wife, Alicia DiMichele-LaScala, paid about $3 million for their condo, records show. Alicia was previously on the VH1 show “Mob Wives” before she married LaScala. 

A land trust managed by attorney Avi Tryson spent the most — $6.7 million — on a penthouse at Ocean Park, records show. 

The building’s amenities include a pool, spa, Jacuzzi, summer kitchen and outdoor dining area and lounge on the second-floor amenity deck. The project was designed by Revuelta Architecture International, with interiors by Marcela Lombana and landscaping by Gardner Semler Landscape Architecture.

A company led by developer Yair Wolff sold the property to a Multiplan affiliate for $10 million in 2018, according to property records. 

Multiplan’s projects in Miami Beach include 57 Ocean, a luxury condo building at 5775 Collins Avenue that was completed in 2021 with a sellout of more than $330 million. The Rio de Janeiro-based firm is one of the biggest shopping mall owners in Latin America, and has also built mixed-use projects connected to retail developments. 

Multiplan also built Il Villaggio, a luxury condo and retail development at 1455 Ocean Drive in Miami Beach. Forbes pegs Peres’ net worth at $1.1 billion.
