Devilish month: Broward County closes 666 condo sales totaling $250M in January

$4M closing at Auberge Beach Residences took top spot

January was a devilish month in Broward County, with 666 condos sold, making for an interesting start to the new year.

MLS data from Redfin shows that condo sales totaled $250 million in the first month of the year, down from $269 million in December. January sale prices ranged from $72,500 to $4.3 million, with a median sale price of $233,750. The price per square foot ranged from $83 to $6,039, with a median of $222.

By comparison, December prices ranged from $50,000 to $4.6 million, with a median price of $215,000. The price per square foot likewise ranged from $78 to $2,684.

Unit S1506 at Auberge Beach Residences at 2200 North Ocean Boulevard in Fort Lauderdale clinched the title as the priciest sale last month at $4.3 million, or $1,522 per square foot. Maritza Meza Giusti and Gianpierre Giusti, both with Coldwell Banker, represented both sides of the deal. The sale closed after 80 days on the market. 

December’s top sale was $4.6 million for unit 1804 at the Four Seasons Hotel and Residences at 525 North Fort Lauderdale Beach Boulevard. Daniel Teixeira with Douglas Elliman had the listing for the $2,052-per-square-foot deal. Roberta Liberati with Coldwell Banker represented the buyer. The sale closed after spending 560 days on the market.

January’s lowest priced sale rang in at $72,500. Unit B310 at the Fairways Of Tamarac, at 8205 Northwest 61st Street, closed for $91 per square foot after 37 days on the market. Nicholas Capella with Re/Max had the listing, and Chin Morales with London Foster Realty represented the buyer.
