Lennar gets green light to build 40 single-family homes in Plantation

City council rezoned the site of Enclave at Plantation at Hiatus Road and Broward Boulevard

Lennar won a rezoning to build Enclave at Plantation with 40 single-family homes, after dropping its initial plan to develop 111 townhouses on the 13-acre site.

The Plantation City Council approved a rezoning last week that allows Lennar to build Enclave at Plantation on the southeast corner of Broward Boulevard and Hiatus Road.

The Miami-based home builder has a contract to buy the development site at 100 South Hiatus Road from the Broward County School Board, which has owned the land since 1997.

The city council unanimously voted on Wednesday to rezone the site from “community facilities district” (CF-P) to “planned residential district” (PRD-3.4Q). At a June 22 meeting, the council changed the site’s land-use designation from “Park Movable” to “Irregular (3.4 Residential).”

In February of last year, the Plantation Planning and Zoning Board recommended that the city council deny Lennar’s plan to build Enclave at Plantation as a cluster of 111 townhouses.

Lennar changed its plan, proposing 43 single-family homes instead, then reduced the number to 40 to provide more open space in the development. With 43 homes, Enclave at Plantation had 2.9 acres of open space, and the city required 3.9 acres.

“There was an issue with open space, so Lennar said we’ll take away three homes, and that problem goes away,” John Voight, an attorney for Lennar, told city council members Wednesday night.

The one-story and two-story houses Lennar plans for Enclave at Plantation will have three to five bedrooms and two- or three-car garages. They will range in size from 2,611 square feet to 4,558 square feet, according to a city staff memo. The houses will have a contemporary architectural style with gray, beige, and white stucco finishes.

The largest of seven Enclave at Plantation models will have an optional “nextgen” floor plan. This floor plan replaces a fifth bedroom and garage space for a third vehicle with a studio-type unit, complete with a bedroom, kitchenette, living area, and separate exterior entrance.

As Lennar focuses on the single-family home market in Plantation, commercial properties in the city are commanding attention, too.

Online pet-products retailer Chewy put its national headquarters in Plantation, leasing 221,597 square feet at Plantation Pointe. The Chewy deal was the biggest South Florida office lease in 2021, according to a report by The Real Deal.

Among investors in Plantation multifamily properties, real estate firm GID paid $72.2 million in April for Windsor 335, a newly built apartment complex at 335 North State Road 7 with 248 units. The price equates to $293,000 per apartment.

MMG Equity Partners last year acquired two Plantation shopping centers. Pinecrest-based MMG paid $17 million for one on South University Drive and $12 million for another on North University Drive.
