Quest Workspaces I Northbridge Centre | West Palm Beach

Coworking operator Quest Workspaces expanded its space in the Northbridge Centre in downtown West Palm Beach. 

Quest Workspaces leased 13,164 square feet on the fourth floor, in addition to the 12,783 square feet the company already occupies in the building at 515 North Flagler Drive, according to a release from the landlords’ broker. Quest will open in the additional space in October.

Kevin Probel and Kevin McCarthy of CBRE represented Northbridge owners Vanderbilt Office Properties and C-III Capital Partners. Lance Benson of Newmark represented the tenant.

Chicago-based Vanderbilt Office and New York-based C-III Capital bought the 21-story Northbridge Centre for $98 million in 2019.

The 294,493-square-foot property also is known as the “Darth Vader building” because of its dark windows. The building includes an attached garage, restaurants, a gym and a Paul James Salon, according to the release.

Smoke & Oak, Sweet Paris Crêperie & Café and more I Downtown Doral

Codina Partners scored nine new retail and office tenants at its mixed-use Downtown Doral development.

Cigar lounge Smoke & Oak will open in a 3,758-square-foot space at 5241 Northwest 87th Avenue #D109. Sweet Paris Crêperie & Café, which offers brunch and is known for its crêpes, will open in a 2,419-square-foot space at 5335 Northwest 87th Avenue #C101, marking its first Florida location, according to a Codina news release. Boutique flower shop Doral Orchids Florals & Events already opened in a 1,205-square-foot space at 8550 Northwest 53rd Street #B104.

In addition, new office tenants took more than 33,600 square feet combined.

UHealth, More Realty and Premium Mortgage leased space at 8333 Northwest 53rd Street; and Chiki Solutions and Capital Finance Lending leased at 8350 Northwest 52nd Terrace, according to a Codina Partners spokesperson. AcctSmart leased at 8240 Northwest 52nd Terrace.

In addition, office suites rental company Venture X, which already leased 14,076 square feet, expanded by 5,145 square feet at 8350 Northwest 52nd Terrace.

Codina Partners, based in Coral Gables and led by Armando Codina and Ana-Marie Codina Barlick, is the master developer of the 250-acre Downtown Doral.

The project also includes apartments. Boston-based GID purchased the eight-story, 385-unit Céntrico by Windsor rental building at 8425 Northwest 41st Street for $149.8 million in March.

Ksubi I Miami Design District

Australian fashion label Ksubi is opening its first location in the Southeast in the Miami Design District. 

Ksubi leased 2,250 square feet at ASG Equities’ building at 74 Northeast 40th Street, according to a news release from the landlord’s broker.

Inhouse Commercial represented ASG Equities in the deal, and Robin Zendell & Associates represented the tenant.

Ksubi, founded in 1999, is known for its denim clothing. It has two other U.S. locations, in New York and Los Angeles.

The Miami Design District, largely developed by Craig Robins’ Dacra and L Catterton Real Estate, is a hub for luxury brands. Among the stores near Ksubi’s new boutique are Alo Yoga, Louis Vuitton, Reformation, Flight Club, Zadig & Voltaire and Tom Ford, according to the release.
