CenterPoint Properties to build massive logistics center at Port Everglades

The new property will include Free Trade Zone offices

CenterPoint Properties is planning to build a massive, 296,207-square-foot logistics center at Port Everglades.

The Oak Brook, Illinois-based industrial powerhouse is planning to build two logistics/industrial buildings on 16.5 acres at 3413 and 3423 McIntosh Road in Fort Lauderdale.

The property will be used for storing cargo coming into Port Everglades that requires U.S. Customs and U.S. Department of Agriculture inspection services, according to a release. The center will also be the new home of the Foreign Trade Zone (FTZ) No. 25 at Port Everglades.

The planned 145,007-square-foot building at 3423 McIntosh Road is 100 percent pre-leased. International Warehouse Services will lease 142,454-square-feet and Foreign Trade Zone No. 25 offices will occupy 2,553 square feet, according to the release.

The second building at 3413 McIntosh Road is 151,200 square feet and has not yet been leased.

Avison Young’s Eric Swanson and Chip Faulkenberry will lead project management and development services for the project.

RLC Architects designed the facilities. ANF Group is in charge of construction and CBRE will handle leasing.

CenterPoint has become increasingly active in South Florida’s industrial market. In October 2018, the development group paid $95 million for one of the largest industrial properties in South Florida. CenterPoint bought the the 778,816-square-foot distribution center at 1141 Southwest 12th Avenue in Pompano Beach from Fortress Investment Group.
