Ellish Builders is launching sales of a group of waterfront single-family homes in Deerfield Beach called Little Harbor Estates.
The project consists of six single-family custom homes ranging in price from $2.9 million to about $3.5 million and the first home will be completed by October, said Douglas Elliman’s Tinka Ellington. Ellington and her team of five Elliman agents are handling sales of the project.
The developer paid about $4 million for the six lots at 28, 30, 58, 60, 62 and 64 Little Harbor Way in December 2017. Kevin Kreutzfeld of Premier Estate Properties represented the seller, a family trust with properties in New York and Connecticut.
With the exception of the first house, the rest will be built as they are sold.
Ellington said that comparable houses in nearby Boca Raton and the Royal Palm Yacht & Country Club would be asking double the price of the Little Harbor Estates homes, the latter of which range from 4,900 square feet to 5,700 square feet and have between 90 and 100 feet of water frontage.
Buyers of the custom homes are required to put down a non-refundable $10,000 deposit for architectural drawings, plus a refundable $25,000 deposit for the plots of land.
Ellish Builders, based in Delray Beach, builds custom luxury homes in Broward and Palm Beach counties, according to its website.
Brokers and developers market Deerfield Beach as a less expensive alternative to Boca, which is minutes away from the Ellish Builders project.
In November, Lennar Corp. broke ground on Veleiros at Crystal Lake, the first new master-planned community in Deerfield Beach in more than 25 years. That project will be built on more than 100 acres on the corners of Military and Sample Road on the site of a former golf course called Crystal Lake Golf Club. Houses are priced in the $300,000s as well as 125 townhomes starting from the upper $200,000s.
