Peruvian university buys dev site in Sweetwater

3.2-acre site comes with development rights for office and retail

A company tied to the Peruvian school San Ignacio University just purchased a development site in Sweetwater for $8.9 million.

Property records show Shapigo Development LLC, led by Philippe Cohen and Manuel Sunoja, sold the 3.2-acre property at 1401 Northwest 110th Avenue.

The property fronts Northwest 14th Street between Dolphin Mall and Miami International Mall. According to Loopnet, the lot has pre-approved plans for the construction of a 139-room hotel or a mixed-use project featuring 50,000 square feet of retail and office space.

A representative for San Ignacio University did not immediately respond to a request for comment. The university has two locations in Doral, according to its website.

Just west of the Sweetwater property is a piece of land owned by Procacci Development. The developer proposed building a hotel on the site, a designated brownfield that Procacci is remediating. In 2016, Procacci completed the nearby Hilton Garden and Homewood Suites at 1695 Northwest 111th Avenue in Doral.
