Threefold Cafe and Relentless Roasters are joining forces to launch a new concept in Allapattah.

Threefold, which has two locations in Coral Gables, and Relentless Roasters, a craft coffee roasting company based in Miami, will open Deco Coffee Co. at 2829 Northwest 13th Avenue in Allapattah, according to broker Luis Guevara.

Guevara, Lyle Chariff and Mauricio Zapata of Chariff Realty Group brokered the long-term lease for the tenant and landlord, 2829 Investment LLC. Records show the Miami Beach company is controlled by Gustaf Arnoldsson, CEO of SMS Lodging, a hospitality firm in Miami.

Deco Coffee Co. is working on its buildout and plans to open in about five months, Guevara said. The farm-to-table restaurant will include the roastery and its wholesale operations.

Rents for the building are in the $20s per square foot, triple net, he said.

Barcelona Wine Bar and Bartaco | Wynwood

Barteca Restaurant Group is bringing two of its concepts to Wynwood. Bartaco and Barcelona Wine Bar signed 4,500-square-foot, long-term leases at East End Capital’s properties at 282-292 Northwest 25th Street.

The restaurants will share a patio at the project, said David Peretz of East End. They’ll be next to Wynwood 25, a mixed-use apartment building under construction. Both Wynwood 25 and Barteca’s restaurants are expected to open in 2019.

Sara Wolfe of Koniver Stern Group represented East End and Jessica Curtis of Newmark Grubb Knight Frank represented Barteca. About 17,000 square feet of space is still available for lease.

Vapiano, Del Frisco’s Grille, Sushi Shack and Talento | Las Olas, Fort Lauderdale

Four new restaurants signed leases on Las Olas Boulevard in Fort Lauderdale: Italian fast-casual eatery Vapiano, Del Frisco’s Grille steakhouse, Sushi Shack and Talento, an Italian restaurant.

The Comras Company arranged the 10-year leases on behalf of Las Olas Company, the largest property owner on the popular street, Las Olas president Mike Weymouth said.

  • Vapiano is taking nearly 5,300 square feet at 715 East Las Olas Boulevard. It’s expected to open in 2019.
  • Del Frisco’s is leasing about 8,000 square feet at 501 East Las Olas Boulevard and planning to open in November.
  • Sushi Shack is taking 4,200 square feet at the former Fork & Balls at 1301 East Las Olas Boulevard. It’s planning to open in the fall.
  • Talento will open in a 5,800-square-foot space at 1307 East Las Olas Boulevard later this year.

Red Door Asian Bistro is also opening next week in a nearly 4,000-square-foot space at 625 East Las Olas Boulevard. El Camino, a popular Mexican restaurant from Delray Beach, opened in a 4,800-square-foot space at 817 East Las Olas Boulevard last month, said Vann Padgett, senior vice president and director of real estate at Las Olas Company.

The firm is shaking up the tenant mix on the boulevard.  It owns nearly 150,000 square feet of retail space, about 135,000 square feet of office space and the 231-key Riverside Hotel on Las Olas. New tenants include Bluemercury, Alex and Ani, and Louie Bossi.
