SH Communities proposes rental project in Kendall, but first it must fill a lake

SH Communities wants to fill part of a lake in the West Kendall area and build an apartment community on top.

The Miami-based developer submitted a pre-application to Miami-Dade County officials to build Boardwalk at Lakeside, a 192-unit complex consisting of four four-story buildings, according to the South Florida Business Journal.

The property sits north of Southwest 132nd Street and west of Southwest 127th Avenue. It spans a little less than 9 acres, with a majority of the site submerged in a lake. SH Communities, led by Gerardo Aguirre and Hector Garcia, plans to fill about 3.7 acres of the lake, according to the publication.

The site is currently zoned for industrial use and would have to be rezoned to medium-density residential. Planned amenities at Boardwalk at Lakeside include a boardwalk along the lake, club house, fitness center, pool and a dog park. CFM Architects designed the project.

Records show an affiliate of SH Communities paid $740,000 for the property in 2005. It’s west of Miami Executive Airport, formerly called Kendall-Tamiami Executive Airport.

Land is so scarce in South Florida that developers often choose to fill a lake or develop on a brownfield site.
