A newly built five-bedroom spec home on the exclusive section of South Ocean Boulevard known as “Billionaires’ Row” in Palm Beach is in contract and will close next month for $39.5 million, according to sources close to the deal.

The 14,704 square-foot, lakefront mansion at 1330 South Ocean Boulevard comes fully furnished, features a spacious master suite and bathroom with dual his-and her toilets. It is selling for its asking price.

The buyers could not yet be identified.

The home is the first of two spec homes to sell, built by luxury home developer Mark Pulte of Mark Timothy, side-by-side, each on roughly 1-acre lots.

In 2014, Pulte bought the lots, which were formerly part of the Casa Apava estate, for a total of $24.9 million. Benjamin Schrier of Affinity Architects designed both Mediterranean-style stone homes. Mark Thee of Marc-Michaels Interior Design designed the interiors.

The second, slightly larger 16,787-square-foot home at 1340 South Ocean, is listed for $42.5 million. Both homes have 180 feet of lakefront. Both have infinity pools, and a private dock that open to views of islands designated as bird sanctuaries on the Intracoastal Waterway.

Palm Beach broker Lawrence Moens has held both listings since the homes hit the market in November. The two properties are currently flanked by empty lots.

Fox News founder and former chairman Roger Ailes paid $36 million for another Mark Pulte spec home at 6 Ocean Lane in September. Ailes’ six-bedroom, 12,747-square-foot, two-story house was completed last year and includes interiors by Marc-Michaels Interior Design, marble and wood floors, an oceanfront pool and Jacuzzi and a guest home. Moens was also the listing agent for that home.

That deal marked the fourth new house to sell for more than $30 million in less than a year, including a spec mansion at 1695 North Ocean Way, which sold for $44 million in March 2016.
