Gale Residences Fort Lauderdale Beach unveils townhomes

Gale Residences Fort Lauderdale Beach is unveiling seven townhouses, at prices starting at $895,000.

The two- and three-bedroom townhomes are aimed at buyers who want the privacy of a house along with the amenities of a luxury condominium, developer Harvey Hernandez told The Real Deal.

“There are only seven houses so we wanted to make them special. These are more like individual homes — people can park right in front of their house, walk in and walk out, and in half a block be at the beach,” said Hernandez, chairman and CEO of Newgard Development Group. “But they also have access to the same amenities and flexible living as condo residents.”

The townhouses, which range from 1,627 square feet to 1,854 square feet, are outfitted with private entries containing a water feature and a patio with a summer kitchen. Residents will be able to take advantage of the project’s amenities, including two pools, a movie theater, an outdoor fitness and meditation area and charging stations for electric cars.

The 12-story, 122-unit Gale Residences at 401 Bayshore Drive, is now 85 percent sold, according to Newgard Development Group. One-, two- and three-bedroom condos range from 800 square feet to 2,100 square feet, with prices starting in the low $500,000s. The project is under construction, and is expected to be completed in early 2018.

The development is next door to the former Escape Hotel, which is being renovated and rebranded as the Gale. Condo and townhouse residents will have access to the hotel’s services, including housekeeping, room service, laundry, and admittance to the rooftop pool and bar.  

Hernandez said the condos have been purchased by both domestic and international buyers from South America, Canada and Europe, many of whom are drawn to the development’s “flexible living” policy. Residents who do not live on the property full time can choose to rent out their units anytime they are away.

“The fact is we have an excellent location near a beach, flexible agreements, our branding and the services we offer are attractive,” said Hernandez. “Our concentration of buyers are from everywhere.”
