Boutique townhome project in Coral Gables lands design approval

Approvals in hand, the developer of a boutique townhome project in Coral Gables plans to break ground this summer.

Developer Pedro Viana and architect Reinaldo Borges of Borges + Associates Architects received approval from the Coral Gables Board of Architects and Special Master on Monday for New Town, a four-unit development on Almeria Avenue, a spokesperson told The Real Deal. Viana will launch sales for the project soon and complete it by the end of 2018.

After facing opposition from a neighbor for its modern design, Borges submitted new renderings incorporating the city’s Mediterranean design standards.

Records show the developer, Global Rental E&P LLC, filed a notice of commencement to knock down the existing apartment building at 625 Almeria Avenue in August 2015. The Doral-based entity, led by Viana and Diana Collazo, bought the 12,000-square-foot property about a year earlier. A sale price is not available online.

The New Town townhouses will be three stories tall, with rooftop gardens, plunge pools, elevators and a four-car garage. Each unit will be 6,500 square feet and include smart home features, high-end finishes and European kitchen appliances, according to a press release.

Other boutique projects in Coral Gables include Beatrice Row, a nine-unit luxury townhouse development planned for 2409 Anderson Row, and Biltmore Parc, a 32-unit condo project on Valencia Avenue.
