November home sales flat in Martin and St. Lucie

Realtors in both Martin County and St. Lucie County reported flat sales of single-family homes and fewer sales of townhouses and condos in November.

November sales of single-family homes in Martin County were almost unchanged and pending sales during the month dropped 15.8 percent, compared to the same month last year.

The Realtors Association of the Palm Beaches also reported that November sales of townhouses and condos in Martin rose to 77 from 71 last year. But new pending sales in November fell to 80 from 95 last year.

Closed single-family home sales in Martin totaled 159 in November, one more than in November 2015. The number of new pending sales during the month fell to 186 from 194 last year.

John Slivon, incoming president of the Realtors Association of the Palm Beaches, issued a forward-looking statement about Martin County: “With the political season behind us and temperatures and snow falling up north, the arrival our selling season is now here.”

New listings of single-family homes for sale in Martin surged to 252 from 212 during the same month last year. Median time to sale in November increased to 105 days from 87 days last year. New listings of townhouses and condos in Martin during November totaled 122, down from 133 last year.

The median sale price of townhouses and condos in Martin during November was $140,000, up slightly from $137,500 last year.

In St. Lucie County, November sales of single-family homes were unchanged from the same month last year, and countywide sales of townhouses and condos dropped almost 13 percent.

Single-family home sales in St. Lucie totaled 371 in November, the same total as in November 2015, and sales of townhouses and condos during the month dropped to 75 from 86 last year.

Despite the flat sales, single-family homes in St. Lucie changed hands at median price of $189,950 in November, up a whopping 22.5 percent from $155,000 last year.

“Although most of our homes sold between $150,000 and $200,000, we had some unique transactions above $600,000 which contributed to our inflated median sale price,” Jarrod Lowe, northern vice president of the Realtors Association of the Palm Beaches, said in a prepared statement. “St. Lucie County offers numerous housing options including luxury properties at sensible prices, and affluent buyers are taking notice.”

New pending sales of single-family homes in St. Lucie rose to 443 in November from 429 last year, but new pending sales of townhouses and condos dropped to 94 from 102.

The number of new listings of St. Lucie townhouses and condos in November was almost unchanged at 132.

The median sale price of townhouses and condos in St. Lucie was almost unchanged at $156,243 in November, virtually the same as in November 2015.
