Developer lists waterfront Golden Beach home for $15M

A Miami-based developer put his waterfront mansion in Golden Beach on the market for $14.95 million.

Paul S. and Cheryl Groll listed their 10,530-square-foot home at 170 South Island Drive last week, according to Realtor.comThe asking price breaks down to about $1,420 per square foot.

Property records show the Grolls built the two-story, six-bedroom home in 2013. The couple paid nearly $1.3 million for the 16,500-square-foot lot on the Intracoastal Waterway in 2013. Paul Groll was last president of Hardware Imagination Tech/Hardware Concepts, according to his LinkedIn profile.

The house features modern finishes, interiors by Steven G., a chef’s kitchen with Italian appliances, a formal dining room, two living rooms, and a 500-square-foot movie theater. It also has a 70-foot infinity edge pool with a Jacuzzi, water fountain and gazebo, according to the listing.

Douglas Elliman director of luxury sales and listing agent Denver Bright told The Real Deal the couple’s children are in college and they are looking to downsize, but remain in South Florida.

Other listings in Golden Beach include the waterfront house at 443 Ocean Boulevard, which hit the market in October for $20 million. That property is being marketed as a teardown and breaks down to $4,349 per square foot for the home and $571 a foot for the land.

Nearby, the Jills recently reduced the asking price for 387 Ocean Boulevard from $42.5 million to $29 million or $2,500 per square foot. The 10-bedroom, 11,600-square-foot mansion sits on a 1.44-acre lot and is owned by the estate of the late South Florida philanthropist Barbara Schlesinger.
