The Miami Beach Design Review Board on Tuesday unanimously approved the design for a new commercial structure located on a 7,500-square-foot lot at 1675 Alton Road.

Bay Supermarket, known for cut-rate groceries, and a cafeteria that reportedly sold the cheapest Cuban food on Miami Beach, previously occupied much of the lot.

Owner E&S Shull plans to replace the existing one story building with another one-story building that would contain two retail units and a proposed 60-seat restaurant opening out onto Lenox Court at the rear of the building.

Board members praised what they described as “the clever design” of the new building, which will incorporate a breezeway. They said it could “activate” Lenox Court, which like many alleys and side streets adjacent to Lincoln Road is being looked at by planners and developers as a potential site for restaurants that are being pushed off Lincoln Road because of stratospheric rents.

Luis Jauregui, principal of Eastshore International Corp., which designed the new structure, says the proposed restaurant space will open out into a communal outdoor space and the area could also be used as a gallery.
