Four Seasons Brickell drops CushWake, taps Avison Young

Avison Young has been hired to handle office leasing for the Four Seasons Tower in Miami’s Brickell district, the brokerage announced this week.

Avison Young replaces Cushman & Wakefield as the exclusive brokerage for the building, currently the tallest in Miami. The Four Seasons, at 1441 Brickell Avenue, has 250,000 square feet of Class A office space.

Wayne Schuchts, principal, Donna Abood, principal and managing director of the firm’s Miami office, and Teri Jarp, associate are the exclusive agents for the property, according to a press release. Gordon Messinger of Cushman & Wakefield handled leasing as recently as last month. In January, Cushman & Wakefield announced four new-to-market office tenants at the Four Seasons totaling more than 18,000 square feet: REV Group, Rainmaker Group, Trend Micro and Carmignac.

The building is 90 percent occupied, marking one of the highest occupancy rates in Miami’s central business district. “Brickell has one of the lowest vacancy rates in Miami-Dade County at 11.9 percent, with renewals dominating leasing activity as demand continues to rise for quality office space boasting dynamic views and modern amenities,” Schuchts said in the release.

Millennium Partners developed the 70-story, 789-foot tower. In addition to its office component, the property also includes a Four Seasons Hotel with 222 rooms and 84 condos, 186 residential units and 14,000 square feet of banquet space. Westbrook Partners, which has a majority stake in the hotel’s ownership, recently closed on an $80 million loan for the property.
