Two spec mansions hit the market on Allison and Palm islands

Two newly built homes have been listed for sale in Miami Beach: One on Allison Island for $24 million, and one on Palm Island for $22.5 million.

The 10,623-square-foot mansion on Allison Island, 6480 Allison Road, is a spec home that will be completed in January. The seven-bedroom, nine-bathroom home sits on a half-acre lot and was designed by Ralph Choeff. It’s on the market for $2,260 per square foot.

Jeri Jenkins of Coldwell Banker Residential Real Estate is listing the property, which offers 110 feet of water frontage, an open floor plan, chef’s kitchen, pantry, staff quarters, theater room, wine bar and a guest suite.

The lot last sold for $4.4 million in 2013, according to Miami-Dade property records. 6480 Allison Road LLC, led by Laurent Harari, owns the spec home.

In a press release, Jenkins said similar properties on Star Island and Indian Creek are priced three to four times higher because “it is the only guarded island besides Star and Indian Creek that have only waterfront estates without interior homes.”

The home also includes a 2,400-square-foot master suite, second master bedroom, floor-to-ceiling windows, a 55-foot infinity edge pool, pool house and sundeck and a three-car garage.

On Palm Island, listing agent Julian Johnston put 15 Palm Avenue on the market for $22.5 million or $2,143 per square foot. AquaBlue Group developed the two-story, 10,500-square-foot mansion.

Reinaldo Borges designed the seven-bedroom, eight-bathroom home, according to a press release. It features an outdoor living area, more than 100 feet of water frontage, electric floor-to-ceiling sliding doors, an infinity edge pool, Italian-style kitchen, elevator and custom European furniture.

An AquaBlue affiliate paid $5.1 million for the 17,600-square-foot lot in 2013, according to Miami-Dade property records.

Last week, the Miami Beach commission moved toward limiting the lot and unit size of new single-family homes being built in Miami Beach. Under the new rules, a developer planning to build a 5,000-square-foot home on a 10,000-square-foot lot would have to reduce the house’s size by 500 square feet. – Katherine Kallergis
