A Fort Lauderdale developer has sold the Amerijet International Headquarters building for $7.5 million, Marcus & Millichap announced on Thursday.
Spaxon Corp. II, led by Philip L. Spages, sold the 29,000-square-foot property, at 2800 South Andrews Avenue. It sits on 1.5 acres, according to Broward County records.
The AmeriJet building includes a 5,000-square foot receiving area, Marcus & Millichap said in a press release. AmeriJet, a group of companies that offers shipping and transportation services, is the sole tenant.
Marc E. Strauss and Richard Moravek were the listing agents. In the release, Moravek said the property generated substantial interest, but “ … many buyers were concerned if AmeriJet would renew their lease upon expiration,” he said. “As a result, finding the right buyer took time and considerable effort.”
Julie Berry of Stiles Corporation represented the buyer, an LLC led by Dr. Selvin Passen of Fort Lauderdale. The sale was recorded on Nov. 10.
It last sold for $5.87 million in 2008, according to property records.
“The winning bid was to a buyer willing to assist the tenant with increasing on-site parking. They purchased the property at list price,” Strauss said in a statement. “We were able to overcome the deal’s challenges to provide both the buyer and seller with advantageous outcomes.” – Katherine Kallergis
