After launching sales in March, Jason Halpern’s Three Hundred Collins is now 50 percent sold, and has opened its sales gallery, The Real Deal has learned.

Halpern’s New York-based JMH Development’s luxury boutique condominium, at 300 Collins Avenue in Miami Beach, marks prominent architect Thomas Juul-Hansen’s first Miami residential project.

“We’ve had an amazing response,” Laura Garcia, executive vice president of JMH Development, told TRD.

This week, the five-story, 19-unit South-of-Fifth project opened its sales gallery at 119 Collins Avenue, Suite 400, Garcia said. ONE Sotheby’s International Realty is the exclusive sales and marketing team.

“We’ve had a really good cross section of individuals, because they know of Thomas’ work, they love South-of-Fifth, and they are attracted to the high-end, boutique project,” Garcia said.

New Yorkers and Northeasterners have shown the strongest representation, as well as buyers from London and Brazil, she said.

“It’s a testament to where the market is in Miami right now,” Garcia said. “Traditionally, it has been mostly South American buyers, but more and more, New Yorkers and Northeasterners have become a more prevalent demographic, so it’s interesting to see that play out.”

Sales at the project go straight to contract, rather than begin with reservations, as is often common in South Florida’s preconstruction market.

Three Hundred Collins will have one-to-four bedroom units, ranging from 995 square feet to more than 3,700 square feet, priced from $1.7 million to more than $9 million. Units feature white oak floors and stone finishes and floor-to-ceiling windows, the developer said.

The property’s amenities will include a fitness center, valet and 24-hour attended lobby with personal service, plus a rooftop area with a 75-foot saltwater pool and hot tub.

The project is expected to break ground later this year and is scheduled for completion in 2017.
