Golden Beach spec home priced at $5.9M

Miami Golden Properties is asking $5.9 million for its latest spec house, “The Loft,” in Golden Beach, which is not yet under construction, The Real Deal has learned.

The two-level house, at 240 Ocean Boulevard, represents one of four homes the firm is developing on the street that runs along the Atlantic Ocean in Golden Beach, as high-end developers continue to launch multimillion dollar spec estates.

“We felt that Golden Beach is probably the most unique neighborhood in Miami, because it’s essentially solely single- family homes on the ocean,” Jacob Abramson, president and director of operations for Miami Golden, told TRD. “And in Miami, that is a rarity.”

Each of Miami Golden’s projects has been designed by architect Chad Oppenheim of Oppenheim Architecture + Design, and each is listed by Oren Alexander’s The Alexander Team, with Douglas Elliman.

“The Loft,” will have 7,000 square feet of interior space, a lap pool, a two-car garage and an outdoor kitchen. The home will have five bedrooms, seven full baths, two half-baths, a guest suite, service quarters, family room, office, gym space and a tranquility pond with water lilies.

Permitting is in place, and construction is expected to begin this summer, Abramson said. The home is expected to be completed in late 2016.

Miami Golden’s “signature property” in Golden Beach is “Casa Playa,” at 699 Ocean Boulevard. Priced at $36 million, the oceanfront home, which is still under construction, will have 23,000 square feet. Abramson said negotiations are underway. “We have a buyer circling around it,” he said.

The firm’s first completed mansion, “The Ark,” at 480 Ocean Boulevard, is a 9,000-square-foot, three-story home with a glass atrium. It is currently on the market for $7.7 million, furnished.

Miami Golden is also developing a 7,000-square-foot home next door to “The Loft,” at 250 Ocean Boulevard. It will also be priced at $5.9 million, Abramson said.

Abramson moved to South Florida two years ago from New York to focus on spec homes here. The firm’s New York-based affiliate, Golden Properties, has developed condos in downtown New York City.

Another New York developer, Peter Fine, is also focusing on pricey, waterfront spec homes, in Miami Beach. Other local developers with a similar focus include Shlomy and Oren Alexander,  Todd Glaser and Bart Reines.
