Sunrise retail buildings trade for $16M

Two Sunrise retail buildings changed hands for more than $16 million, The Real Deal has learned.

Gateway at Sawgrass, a retail center near the Ikea’s Sunrise store, traded last Friday, according to Broward County records. Sawgrass Gateway Center, a company managed by Fort Lauderdale-based Stiles, sold the 101 and 165 Northwest 136th Avenue buildings. The buyer is Gateway at Sawgrass Investments, a company managed by Coral Gables attorney Alex Sirulnik.

Broward County recorded the transaction on Monday. No financing was recorded.

Built in 2007 on the northwest corner of I-595 and 136th Avenue, Gateway has more than 40,000 square feet of retail space. Tenants include Chipotle, Starbucks and Subway.

The Ikea building at 151 NW 136th Avenue was not part of the sale. That property is owned by the Swedish furniture retailer.

Ikea plans to open its first Miami-Dade County store near the Dolphin Mall next summer. — Eric Kalis
