Last week offered a bright spot in Los Angeles County deal activity as asking dollar volume ticked up among homes that went into contract.
That’s after three straight weeks of declines in asking dollar volume among single-family and condominium signed contracts, according to the Eklund Weekly Luxury Report Los Angeles.
Overall, Los Angeles County had 18 properties go into contract last week, which was good for $128.8 million in total asking dollar volume, according to the weekly report from Douglas Elliman’s Eklund Gomes team. In the prior week, ended April 13, a total of 19 contracts were signed, penciling out to $109.7 million in asking dollar volume.
The report tallies Los Angeles County properties listed in the Multiple Listing Service priced at $4 million or more.
The home at 545 Chalette Drive, which is on the market for just under $26 million, was last week’s top home that went into contract based on asking price.
Records through PropertyShark indicate the seller is David Meller.
The Beverly Hills Estates’ Jack Harris and Carolwood Estates’ James Harris hold the listing.
The mid-century modern home in the Trousdale Estates neighborhood has six bedrooms and eight bathrooms totaling over 10,000 square feet. It has a theater, media room, gym, office and wine cellar.
In the spot for second-largest contract based on asking price is the Hidden Hills property at 23870 Long Valley Road, which is listed at nearly $10 million.
The home is one of several in Southern California owned by a trust tied to former nail polish executive Miriam Schaeffer, according to property records. Schaeffer’s ex-husband, George Schaeffer, founded OPI Products in 1981.
Earlier this year, Schaeffer made headlines with her $39.1 million penthouse purchase at The Century luxury tower in Century City. The January deal marked the most expensive condo sale for the county in at least the past three years, according to Zillow records reviewed by The Real Deal.
Sotheby’s International Realty’s Jacob Dadon holds the Hidden Hills listing.
The over 11,500-square-foot home sits on a lot of over an acre and has nine baths and six beds. Inside is a two-story entry, library and drop-down projector in the family room. Outdoors, the property has a pool, sports court, fruit trees and gardens.
