A new record will be set in Encino with the planned listing next week of a nearly $40 million estate as some agents see more interest in the San Fernando Valley neighborhood from Westside residents.
No other Encino listing on the market has an asking price that comes close to the nearly 20,000-square-foot compound at 16187 Royal Oak Road, based on Zillow records.
Christie’s International Real Estate Southern California’s Aaron Kirman has the listing.
The seller is an LLC tied to Tzvika Diner, who paid $9.5 million for the property in 2022, according to the deed and state records. Diner then built the estate now on the market.
Kirman likened the home to a “modern castle.”
The asking price will test market appetite for the neighborhood, which has long been touted to buyers seeking more space for less money. Encino has also long been a celebrity enclave with residents over the years that have included Joe Jonas and Sophie Turner, Meghan Trainor, LL Cool J and David Arquette.
“We are aware of multiple $30 million listings being offered in Encino, but this truly is a once-in-a-lifetime promontory,” Kirman said. “It’s also a destination that a lot of Westside and Palisades people are exploring due to the great schools and the proximity to those areas, and the luxurious lifestyle.”
The eight-bedroom, 11-bathroom contemporary home sits on nearly 2 acres. Among its amenities are panoramic views of the city and canyon, home theater, wine cellar, gym, spa, chef’s kitchen and a primary suite with a private terrace. Outdoors there is a pool and BBQ area.
Encino’s priciest listing currently on the market is an 18,000-square-foot an 18,000-square-foot newly-constructed home located at 17121 Rancho Street. The eight-bed, 15-bath home is listed at just under $30 million by The Agency’s Craig Knizek and Scott Gorelick. There’s also a $26.5 million listing at 4750 Encino Avenue. The 12-bed, 13-bath home is being marketed by Douglas Elliman’s Josh Altman and Jordan Medwin.
