A mystery buyer walked away with a deal on the penthouse at the Four Seasons Private Residences Los Angeles, paying a fifth of the original $75 million listing price. 

The unit at 9000 West 3rd Street in Los Angeles’ Beverly Grove neighborhood went on the market in 2022 and traded earlier this month for $15 million. 

“Though it’s undeniably the best penthouse in Los Angeles, the original $75 million asking price was extremely aspirational and, notably, contemplated the developer building out the two-story residence,” explained The Agency’s Billy Rose, one of the listing agents. 

The cost of the buildout was estimated to be $15 million to $20 million, Rose said. The buyer, who will pay for the work, now has a blank slate to determine how many bedrooms and bathrooms the completed unit will have. 

The Agency is in contract on the remaining three residences at the 59-unit Four Seasons, according to Rose. 

The sell-through of the residences across the past three years, Rose said, is proof of demand for high-rise living in a city that’s historically been known more for its sprawling megamansions. In more recent years luxury towers have been pitched to residents seeking more security and amenities than what they might have in a home.

Rose along with The Agency’s Farrah Brittany and Josh Myler represented developer Jonathan Genton of Genton Development Company in the deal. 

The Agency’s Santiago Arana represented the buyer, on whom the brokerage declined to comment. 

The penthouse takes up the top two floors of the building and totals nearly 13,000 square feet, in addition to an almost 6,000-square-foot deck. 

Features of the home include 360-degree views, floor-to-ceiling glass on all four sides of the unit, lap pool, private elevator and six-car garage. 

The residences are located in a 13-story building next to the Four Seasons Hotel. Residents also have access to housekeeping, in-unit dining services and a private 19-seat IMAX theater among other amenities.
