A contemporary spec home has hit the Bird Streets for $72.5 million, marking one of the most expensive listings currently on the market in Los Angeles.
The Paul McClean-designed mansion at 9006 Thrasher Avenue comes in at ninth among the city’s priciest listings, according to an analysis by The Real Deal research.
Coldwell Banker Realty’s Jade Mills and Joyce Rey have the listing.
Property and state records show the seller is a limited liability company called Nobile Place managed by Dennis Ferrazzano. The LLC has addresses in Chicago and Los Angeles, according to its state filing.
If the home sells for anywhere near its ask, it would knock last year’s priciest Bird Streets deal from its perch. That 23,000-square-foot spec manse at 1898 Rising Glen Road sold for $62.8 million in April.
Thrasher Avenue, when sold, would also be on the hook for the Measure ULA tax, which impacts any property sale of $5.15 million or more. The tiered tax applies to properties sold in the city and levies a 4 percent tax on properties starting at $5.15 million and 5.5 percent on those sold for $10.3 million or more.
Built in 2023, Thrasher Avenue sits above Sunset Boulevard in the Hollywood Hills. It has seven beds and nine baths across 13,400 square feet. The home sits on nearly half an acre, with room for eight cars, a gated driveway and smart home technology.
Other highlights include infinity pool, theater, courtyard with zen garden, and gym.
Looking at the broader market, many of the city’s head-turning listings are above $100 million. That includes 1261 Angelo Drive in the Beverly Crest neighborhood. The 50,000-square-foot home has a $195 million ask, with the listing held by Westside Estate Agency’s Kurt Rappaport and Stephen Shapiro.
