The asking dollar volume of signed contracts in the county last week reached $199.7 million across 26 contracts, according to the Eklund Weekly Luxury Report Los Angeles. That compares with the prior seven-day period’s $301.3 million in volume across 28 properties, according to the Eklund Gomes report.

The volume offered a return to “business as usual” for L.A. real estate last week, Eklund Gomes Managing Director Marcy Roth said.

“Weekly numbers are returning to normal after an impressive jump” in the prior week, Roth said.

A San Gabriel Valley property ranked No. 1 among last week’s signed contracts, marking the first time a home in that region claimed the top spot since Eklund launched the report last year.

The 10-bed, 16-bath mansion at 188 Deodar Lane in Bradbury, about 25 miles northeast of downtown Los Angeles, has a list price of $22.9 million.

Goldstar Properties’ Yichun Kuo and In Realty’s Kuangkai Kuo have the listing.

Property and state records show a notice of default was sent last month to a limited liability company called Bradbury Deodar, which is tied to Arcadia-based homebuilder Chateau Group. The builder did not immediately respond to requests for comment Monday on the property.

The over 17,000-square-foot pad is located in the gated Bradbury Estates community. The property consists of a nearly 15,000-square-foot main building designed in a Hollywood Regency style, with a formal dining room and entertainment space, according to the listing. There’s also a tennis court, a pool and a nearly 2,500-square-foot pool house.

In the number two spot for top contracts last week was a seven-bed, nine-bath home in the Pacific Palisades’ Riviera neighborhood, asking just under $18 million.

Napoli Realty LLC and TCS Development LLC are the sellers, according to property records.

The traditional-style home, built in 2023, sits at 755 Napoli Drive on an over 16,000-square-foot lot and is located near the Palisades Village shopping center and Will Rogers State Beach. Inside, the home has several living rooms, a two-story foyer, wet bar, wine tasting room, theater and four-car garage, marketing materials tout. Outdoors there is a pool and an outdoor kitchen.
