A mystery buyer flew off with a big discount in the Hollywood Hills.
The property, known as the Mockingbird Estate at 1380 Mockingbird Place, traded hands last week for $24 million, or half its original list price.
Westside Estate Agency’s Kurt Rappaport and Drew Meyers represented the seller, which records peg to Bird Street Real Estate Development Trust of Seattle. Compass’ Steven Durbahn represented the unknown buyer.
Rappaport and Durbahn did not respond to a request for comment on the deal.
The property, which last sold in 2019 for $201,500, according to Zillow records, originally hit the market in 2020 for $48 million. The listing was first held by Drew Fenton, then of Hilton & Hyland, and James Harris, who was with The Agency at that time. It’s since gone on and off the market as a rental and for-sale property. It was last re-listed in October for just under $35 million.
The Bird Streets property sits on a lot about 1.5 acres. It has a 700-foot-long driveway leading up to a 14,000-square-foot residence, according to the listing. The master suite is 2,500 square feet and has two terraces. There’s also a theater, pool and enough parking for more than 20 cars.
The Real Deal reported in 2022, when the home was on the market for $45 million, that the sales package included remodel plans from architecture firm SAOTA.
The close doesn’t come near what remains the priciest trade in the Bird Streets in the past 12 months. That designation is held by 1898 Rising Glen Road, which sold for $62.8 million in April. The spec mansion traded to Bay Area limited liability company Starlight Capital and was purchased from developers Brandon and Deborah Shainfeld. The 28,000-square-foot home was originally listed in October 2023 for $78 million.
The Mockingbird Estate trade isn’t the only deal in the neighborhood that has fallen short of the original ask.
The four-bed, four-bath home at 1424 Tanager Way closed earlier this month for $10.3 million. It originally hit the market for nearly $16 million in July. There was also 9211 Nightingale Drive, originally listed at $24.5 million, which sold in August for $21 million.
