Signed contracts for luxury homes in Los Angeles County resumed as the holidays fade from memory and rebuilding efforts begin in fire-torn areas.
The Eklund Weekly Luxury Report Los Angeles counted 26 new signed contracts in the County last week, good for $186.8 million in asking dollar volume. That compares with 11 contracts equating to asking volume of $72.2 million in the prior week, according to the report from Douglas Elliman’s Eklund Gomes team.
The report tallies homes listed in the MLS at $4 million or more.
Contract activity had a slow start in 2025 coming out of the holidays followed by wildfires impacting parts of Los Angeles County earlier this month, some of which are still burning.
“Statistically we are seeing an increase in both buyer and seller activity and anecdotally we can confirm that to be the case,” said Eklund Gomes California Managing Director Marcy Roth. “We are fielding calls daily from buyers and sellers, who are testing the waters and trying to decide the best course of action and undoubtedly they are hoping to create some stability in these rather chaotic times.”
Last week’s largest contract was for three Brentwood lots with an asking price of $35 million. The properties are located at 150 South Rockingham Avenue and 142 South Rockingham Avenue. Douglas Elliman’s David Solomon and Anna Solomon have the listing.
The three parcels include a main house called Camino con Cristo. There’s also a two-story, two-bedroom guest house, chapel and potting shed, according to the listing.
Last week’s second-largest contract by asking dollar volume was Carolwood Estates’ Bjorn Farrugia’s listing at 459 21st Street in Santa Monica.
Property and state records show the owners are two real estate LLC’s operating as Simcore Properties and Metsa Properties based in Beverly Hills.
The asking price is $12.8 million for the new build, which was completed last year. Highlights of the six-bed, 10-bath home include a patio with built-in heaters, pool and spa, wine cellar and media room, according to the listing.
Among the 23 single-family homes that went into contract last week, the average asking price was $7.2 million with 63 days spent on the market, according to Eklund Gomes.
On the supply side, Eklund Gomes reported 168 single-family residential properties and 14 condos added to L.A. County listings last week. That’s up from the prior week’s addition of 105 single-family homes and a dozen condos.
