The number of luxury homes with signed contracts slipped last week in L.A. County, a possible delayed reaction to the Thanksgiving holiday.
The drop to nine contracts in the county leaves questions as to whether the market will see more of the same or a Santa Claus rally in the lead up to Christmas.
Douglas Elliman’s Eklund Gomes team tallied the contracts, which equated to $52.4 million in asking dollar volume. The Eklund Weekly Luxury Report Los Angeles rounds up signed contracts listed at $4 million or more in the MLS system.
Last week’s totals were off from the prior week’s 15 contracts amounting to $157.4 million in asking dollar volume.
The Jerry Moss Estate in Bel-Air, which is located at 362 Copa De Oro Road, was technically the top home under contract last week. However, it wasn’t factored into the Eklund report’s contract and dollar volume totals, given the deal’s quick close that same week to make it no longer pending.
Copa De Oro has six beds and nine baths across 11,664 square feet.
The family of Moss, who co-founded A&M records along with trumpeter Herb Alpert, put the property up for sale about a year ago, originally paired with land at 344 Copa De Oro Road. The two properties amounted to more than 1.8 acres and were first listed together at $53 million, the Eklund report said. They were later broken into separate listings. Moss died in August 2023.
Carolwood Estates’ Drew Fenton and Linda May had the estate listing, while Fenton also represented the mystery buyer.
The other property, at 344 Copa De Oro Road, is just under an acre and also sold last week for $12.5 million, according to the MLS.
Christie’s International Real Estate Southern California’s Aaron Kirman had the listing, while Carolwood’s Fenton represented the buyer.
Not counting the Copa De Oro deal, 17335 Tramonto Drive in the Pacific Palisades was last week’s top home under contract based on an asking price of $10.2 million.
Douglas Elliman’s Bryce Pennel has the listing. The seller is an LLC originally based out of Beverly Hills, according to property and state records.
The home has more than 7,300 square feet with five beds and seven baths, located on a 20,000-square-foot lot. Highlights include a rooftop infinity pool and deck, home theater and Topanga State Park next door.
