TriStar Realty Group has received the nod to build a medical office building and a 90-unit assisted living apartment complex in Encino.
The locally based developer led by Daniel Kashani was approved by the Los Angeles City Council to build the three- and five-story buildings at 17017 Ventura Boulevard, Urbanize Los Angeles reported. They would replace some commercial storefronts and a parking lot.
Plans for the development, dubbed ParkPointe Encino, call for a 55,000-square-foot medical office building facing the boulevard, near Genesta Avenue. A triangular building with 66 assisted living apartments and 24 memory care units will sit behind it.
An underground parking garage would serve 364 cars. A small courtyard and an alley will divide both buildings.
Initial plans, filed in 2018, called for a five-story, 97-room assisted living facility and a two-story health club, with parking for 460 cars. TriStar bought the property in 2016 for $4.6 million.
The project, designed by Newport Beach-based HPI Architecture, includes a beige, three-story medical office building with floor-to-ceiling windows facing the San Fernando Valley’s busiest commercial street, according to renderings.
The white and gray apartment complex will have black trim, with black trellises over rooftop terraces and courtyards.
Construction is expected to take three-and-a-half years. A cost and timeline for construction were not disclosed.
TriStar Realty Group, founded in 2008 and led by members of the Kashani family, focuses on developing commercial properties, including the $50-million Ventana Medical Plaza, a 120,000-square-foot building completed in 2017 at 18133 Ventura Boulevard in Tarzana.
