Fisch Properties has unveiled the look of a 12-story apartment building in Beverly Hills, its second builder’s remedy project in the upscale city.
The locally based developer led by Bill Fisch filed plans this year to build the 65-unit highrise at 9430 West Olympic Boulevard, and just revealed its curved glass design, Urbanize Los Angeles reported, citing a social media post from Ottinger Architects.
The tower would replace a three-story commercial building built in 1989.
The unveiling comes two weeks after Fisch pulled the curtains from renderings for a 13-story apartment building seeking builder’s remedy approval at 9441 West Olympic Boulevard.
The builder’s remedy, a loophole in state housing law, allows developers to skirt zoning rules in cities such as Beverly Hills that failed to certify their state housing plans as long as they include at least 20 percent affordable housing.
The project is one of four residential developments by Fisch and the Aflalo family in the works near Beverly Drive and Olympic.
Plans for the 12-story building at 9430 West Olympic include 65 one-, two-, and three-bedroom apartments with an unspecified number of ground-floor shops and restaurants, and parking. Initial plans called for a 10-story, 45-unit highrise, according to Urbanize.
The building, designed by Venice-based Ottinger Architects, has a bold, curved facade, with floor-to-ceiling windows that allows natural light to flow into apartments with generous inset balconies, according to renderings.
“Through the building’s rounded edges and complementing lines, we aim to create a sense of fluidity and movement, making this building a distinctive architectural statement in the neighborhood,” the Ottinger post on LinkedIn says.
Fisch is a development arm of Aflalo Equities, according to The Real Deal.
Last month, the Aflalo family unveiled the look of an eight-story, 110-unit apartment complex and supermarket in Beverly Hills slated to replace a Pavilions market at 9467 West Olympic Boulevard. The project, like the Fisch development nearby, is also designed by Ottinger, and would also employ the builder’s remedy.
Aflalo has filed plans to build a mixed-use, 140-unit apartment complex at 333 and 337 South Beverly Drive. It’s not clear if it was filed under the builder’s remedy housing provision.
Fisch Properties, founded in 1979 by Len and Selma Fisch, is now owned by their children and grandchildren, with properties in Malibu, Beverly Hills, West Hollywood, Mid-City, Valley Village, Downtown L.A., Redlands, City of Industry and Montebello, according to its website.
