Uncommon Developers wants to build 245 affordable apartments in North Hills.

The Chatsworth-based company has filed plans to construct a seven-story apartment complex at 8615 North Sepulveda Boulevard, Urbanize Los Angeles reported. It would replace a used car dealership.

The project south of Parthenia Street would use the city’s Mayor’s Executive Directive 1 to speed approvals.

Plans call for 245 studio, one- and two-bedroom apartments with no available parking. The affordable apartments would be priced for moderate- and  low-income households. A rendering was not available.

The project, designed by JZA Architecture, would employ ED1 incentives to allow a larger building than allowed by local zoning rules.

The proposed building site is just north of the Angel, a veteran supportive housing complex recently developed by LA Family Housing, based in North Hollywood.

While Uncommon has largely built mixed-income apartments across Los Angeles, this is not its first foray into affordable housing, according to Urbanize. The firm has filed plans to build a 53-unit Spanish Revival-style affordable complex at 1305 North Cherokee Avenue in Hollywood, also designed by JZA, based in Culver City.

The developer has also filed plans for a 405-unit mixed-income project at 6728 Sepulveda in Van Nuys.

This month, Uncommon Developers proposed building 143 apartments in two buildings with stores in Inglewood.

The developer also has teamed up with JZA to build another 53-unit mixed-use project at 7771 West Beverly Boulevard in Fairfax.

The co-founders of Uncommon Developers are Jason Larian, son of billionaire toymaker Isaac Larian, CEO of MGA Entertainment, and Ryan Hekmat, who is married to Isaac Larian’s daughter. The offices of Uncommon Developers are inside the MGA headquarters building in the northwest San Fernando Valley.
