Real estate investor Saeed Farkhondehpour has sold his estate near the Playboy Mansion for $35 million.

The 15,000-square-foot Holmby Hills home, located at 10350 Wyton Drive, was listed in August for almost $40 million. The Wall Street Journal broke the news of the trade; the identity of the buyer was not revealed. 

Lea Porter of The Beverly Hills Estates and Zac Mostame of Carolwood Estates were the listing agents. Ram Handa of Hilton & Hyland, formerly of Compass, served as the buyer’s agent.

Located 100 yards from the Playboy Mansion, 10350 Wyton Drive is designed in a neoclassical style with six bedrooms. It offers amenities such as a theater, a gym, twin curving staircases and a glass atrium with floor-to-ceiling windows. The grounds of the 1.5-acre property features a four-bedroom guesthouse, a pool, a tennis court and a subterranean garage that holds 13 vehicles. 

Holmby Hills has been an address for the film industry’s A-listers since Hollywood’s Golden Age in the early 20th Century. Walt Disney lived in the enclave, as well as Humphrey Bogart and Lauren Bacall. Business leaders such as Armand Hammer and Donald Bren have kept homes at Holmby Hills.

The enclave also serves as the address of some of Los Angeles’ priciest homes. 594 South Mapleton Drive, once owned by the late TV producer Aaron Spelling, is currently listed at $155 million. In 2019, Lachlan Murdoch made headlines by acquiring The Chartwell Estate for $150 million; the property formerly belonged to Univision’s Jerry Perenchio. The Playboy Estate sold for $100 million in 2016.

Neighbors of the Playboy Mansion have traded their homes this year. 219 South Mapleton Drive sold for $30 million in January. The house at 111 North Mapleton Drive recently listed at $34.5 million.

Farkhondehpour was the developer of the Medallion project, a retail and residential project in Downtown Los Angeles. He also has retail properties in the Fashion District, according to media reports.
