The Hudson Group, an L.A.-based development and management firm, has filed plans for a seven-story apartment complex in Koreatown, adding yet another multifamily project to one of Southern California’s most active neighborhoods for residential development.

The project application was filed on Thursday by Kamran Rahimi, a principal at The Hudson Group.

The group’s project, called Triad Apartments, would include 51 one-bedroom units, 3,500 square feet of commercial space and 25 parking spaces at 3966-3980 West 6th Street, at the western edge of Koreatown. The quarter-acre property currently houses a one-story retail building that went up in 1921 and was remodeled in 1969, according to property records.

The developer, which bought the property for $4.2 million in 2020 through an entity called Central Triad Holdings, would demolish that structure to build its seven-story project.

The Hudson Group is seeking incentives through L.A.’s Transit Oriented Communities program, which offers density and other zoning exemptions for projects that are located near public transit and include a certain number of affordable units. Plans call for six units to be reserved for extremely low income tenants.

For years Koreatown, which ranks as one of the most densely populated neighborhoods in L.A., has been one of its busiest for new development, with new complexes in construction even during the pandemic. Much of the local construction boom has come from the commercial and residential giant Jamison, which is currently building even more ground-up residential projects in addition to preparing office-to-residential conversions. Other notable works in progress include Terrace Block, a 40-story, 367-unit skyscraper from Townline and Forme; Hallasan, a Holland Partner Group tower with 375 apartments; and The Parks in L.A., a 251-unit project from Charles Parks & Associates.
