One of L.A.’s busiest neighborhoods for development could see another new apartment building.
A developer named Dariyoush Kohanof has filed plans for a six-story apartment building at 5519 North Elmer Avenue, a few blocks north of the North Hollywood Metro station. The 29,000-square-foot project would include 44 total units, including five units designated as affordable housing. The affordable component is in line with the city’s requirements for its popular Transit Oriented Communities program, in which projects benefit from density and other zoning exemptions when located near public transit.
Renderings of the project show a contemporary-style, white and brown apartment building with balconies and a rooftop patio.
An entity tied to Kohanof bought the 0.2-acre property in August 2020 for $1.7 million, according to property records. A century-old, five-bedroom house is currently on the property, which would be demolished.
North Hollywood, especially the area around the neighborhood’s trendy Arts District, has for years ranked among the city’s busiest areas for new multifamily construction. Recent proposals include a plan from Grubb Properties, the large North Carolina-based firm, to redevelop a movie theater into a 128-unit building and a project from Jacmar Companies that would redevelop a post office into a 243-unit complex. This month, the Koreatown commercial and residential giant Jamison also sold an office building in the neighborhood to the performers’ union SAG-AFTRA for $47 million.
