Relevant Group has filed plans for a 331-unit apartment building in Downtown Los Angeles, the firm’s first new project in over a year. The development will include prefab construction.
The 15-story property would rise on what is now a parking lot at 121 W. 3rd Street, according to Urbanize.
Relevant’s U-shaped building would include a courtyard area in the center, according to the report. Plans include 6,350 square feet of ground floor retail and 37 parking spaces in one underground level. Gensler is designing the project.
The units would be a mix of one- and two-bedroom prefabricated units built off-site, then assembled at the property, Urbanize reported. Relevant would set aside 37 units as affordable, in exchange for entitlements from the city to boost the project size and reduce required parking.
The apartment building is Relevant Group’s first new project since proposing an 87-unit affordable housing complex in South L.A. in late 2019.
The firm has focused its development work on hotels in Hollywood, but it has two other projects near Downtown. The firm is redeveloping and expanding South Park’s Morrison Hotel, replacing single-room occupancy units there. The firm will also build a 150-unit affordable complex in Skid Row.
