Developers score entitlements for $300M Trident Center renovation

McCarthy Cook and Northwood Investors are adding 115K sf of offices, retail

A nearly 40-year-old office complex in West Los Angeles is on its way to becoming a modern campus with outdoor green spaces, retail and added office space.

McCarthy Cook and Northwood Investors have secured the necessary entitlements to expand the Trident Center, located on Olympic Boulevard, Urbanize reported. It currently contains about 300,000 square feet of office space spread across two 10-story buildings.

The owners tapped Gensler to lead the $300 million renovation, which will add 115,000 square feet to the campus. While the bulk of that will be dedicated office space, about 15,000 square feet on the ground-floor level will feature retail and restaurants. A fitness center and several terrace decks are in the works as well.

The plans also call for creating a bridge to connect the two structures.

The developers expect to start construction early next year and wrap by 2022. Once completed, the nearly 555,000-square-foot campus will be known as Lumen West L.A.

Built in 1983, the campus currently holds law firm Manatt, Phelps & Phillips as an anchor tenant.

Elsewhere in Sawtelle, Gensler is working on another 135,000-square-foot office building being built by Vantage Property Investors. Those plans call for an eight-story tower with an asymmetrical design. [Urbanize]Natalie Hoberman
