Affordable housing developers, already busy in LA, plan San Pedro project

The firms, LINC Housing and National CORE, have both been active in LA, which has encouraged lower-cost rentals

San Pedro could get a 91-unit affordable housing development near downtown, seizing on Los Angeles’ willingness to accommodate lower-cost rentals.

LINC Housing and National CORE want to build a mixed-use development at 456 W. 9th Street in the South Bay neighborhood, according to Urbanize. The project, currently called 9th Street Lofts, would be six stories and include 4,900 square feet of commercial space, a 4,000-square-foot community room and parking for 111 vehicles.

Rental units at 9th Street Lofts would be priced for “low-“ and “very-low income” households — at least below 80 percent of Area Median Income.

Affordable housing in L.A. is priced on a sliding scale based on unit and family size. The breakdown of units by bedroom was not provided in planning documents. LINC and National CORE are asking the city to waive the 9-foot side yard required by zoning in order to allow for more units.

In August, L.A. officials selected National CORE as part of a team with Richman Group and Century Housing to redevelop the 21-acre Rancho San Pedro public housing complex.

LINC put forward at least two projects last year — a 100-unit affordable development in Willowbrook and a 160-unit market-rate project in South L.A.
