Mixed-use project with 154 apartments moves forward in Hollywood

A proposal to build 154 apartments in Hollywood with some affordable units is making its way through approvals.

The redevelopment project, located at 1637 Wilcox Avenue, would include 36 affordable units and about 6,500 square feet of commercial space, according to a filing published with the Department of City Planning.

The property is owned by the City of Los Angeles. After issuing a request for proposals in 2014, the city chose Thomas Safran & Associates, an affordable housing developer, to develop the site, records show.

A representative from the firm did not respond to requests for comment.

The project, which would replace a surface parking lot, would also qualify under the Transit Oriented Communities program. The developer is seeking a bonus in height and density in exchange for building affordable units near transit hubs.

Multifamily developers have been flocking to Hollywood in recent years. Verono Investments, acting behind an LLC, recently filed plans to build a 54-unit complex at 5301 West Sierra Vista Avenue. The project, which would include five units for low-income residents, is also seeking benefits under the TOC guidelines.
