David Pourbaba plans 115-unit development for West Adams lot

The busy West Adams corridor just got busier.

David Pourbaba’s 4D Development & Investments has filed plans for a six-story, 115-unit mixed-use development for a block-long site at 5181 W. Adams Boulevard.

The development is larger than 4D’s first proposed project at the site. In 2015, the West Hollywood-based firm filed for a four-story, 72-unit project. The “Rise on Adams” project had parking underground and nearly 34,000 square feet of ground-floor retail space, according to Urbanize.

The newly configured project would replace what appears to be a vacant two-story commercial space and a vacant lot between Alsace and Sycamore avenues. At about 120,000 square feet it would include 13 units set aside for “very low income” tenants and an unspecified amount of commercial space. Renderings of the project, dubbed “E.On Adams,” show ground-floor retail spaces, parking on a second level, and a courtyard above that.

The permits come as development activity in West Adams has been picking up. Carmel Partners secured a permit in May to build its 1,210-unit Cumulus mega-project down the street from another 4D site, at 3311 S. La Cienega Boulevard. The two-million-square-foot project will include 100,000 square feet of commercial space.

Further east in the neighborhood, CIM Group got a permit in April for a more modest six-story live-work project at 222.31 S. Western Avenue.
