Sandstone doubles down in Warner Center with 610-unit project

The 2-tower residential project is Sandstone's second in Warner Center this year

Sandstone Properties is back at work in Warner Center with plans for a major residential project, its second of the year there.

The Westwood-based firm wants to build two residential towers — one 25 stories the other 27 stories — and a total of 610 units at 6400 Canoga Avenue, according to city documents.

The site is less than a mile from the 184-unit apartment project that the firm wants to construct at 21515 Vanowen Street. Plans for that development were made in April.

Both complexes will be walking distance from two large redevelopment projects in Warner Center, an area that has seen a burst of construction plans in recent months.

Sandstone purchased the 4.7-acre Canoga Avenue site for $27.8 million in February. Along with the two residential towers, Sandstone will build a commercial addition to the existing three-story office building there.

The Canoga Avenue site is across the street from the 47-acre redevelopment site that traded in April for $150 million to the owner of the Mall of America. That site is approved for up to 6 million square feet of development and was marketed as a walkable neighborhood, called “Uptown at Warner Center.”

Sandstone’s projects are also close to Westfield’s planned 1,400-unit mixed-use development at the site of the Promenade mall. 

Other firms also have their sights set on the area. Hanover Company filed a 394-unit project around the corner at 6636 Variel Avenue earlier this week.
