A developer has big plans to build a mixed-use project with up to 381 residential units in Park La Brea, over part of an existing retail center.

The 125,000-square-foot property at the corner of West 3rd Street and South Fairfax Avenue, called Town and Country Shopping Center, includes a large parking lot and retail property with tenants like Whole Foods, CVS and Kmart.

According to Urbanize, plans filed with the city include a partial demolition of the existing building — the main address is 6300 W 3rd Street — renovation of 66,000 square feet of existing retail space, and construction of 81,000 square feet of additional retail. It was not clear from the filing what would be demolished to make way for the new development.

The landlord is a limited liability company led by Jacob Wintner, an officer with the Los Angeles-based property manager Arba Group. Property records show that Wintner has been involved with the property since the late 1990s. Arba Group owns two other retail properties in L.A. County — one in Westwood and another in Hawthorne.
