California Home Builders wants to build a third major project in Warner Center

The mixed-use site would include 358 apartments

Developer California Home Builders filed plans today to build its third mixed-use project at 6109 N. De Soto Avenue in Warner Center, Urbanize reported.

Plans call for the demolition of an existing office park to make room for a seven-story building with 358 apartments above ground floor retail. One level of underground parking would be built. Overall, the project would span 290,120 square feet of residential space, according to filing details.

If approved, the proposed project will join California Home Builders’ other two mixed-use, under-construction developments known as Q East and Q West. Combined, the Newman Garrison and Partners-designed buildings are slated to create 562 apartments and approximately 60,000 square feet of retail and office space.

The recent push is part of a larger master plan, dubbed Warner Center 2035 Plan. City officials are hoping to transform the traditional business hub into an area more similar to Downtown, featuring multifamily residential developments, offices, retail options and restaurants.
