In a breakdown of San Fernando Valley neighborhoods by price-per-square-foot, Studio City holds the most expensive listing, while Toluca lake has the highest average price, according to an analysis by real estate research firm NeighborhoodX, which shows the range of asking prices on a per-square-foot basis for more than twenty-five Valley neighborhoods. Canoga Park had the lowest average price, by a landslide.

The neighborhood-by-neighborhood breakdown below highlights the different dynamics in each neighborhood.

The most expensive neighborhoods in the Valley by average price-per-square-foot lie in a consecutive string along Ventura Boulevard, starting with Toluca Lake at $572, which nearly tied with Studio City’s $571, followed by Sherman Oaks and Encino. Burbank comes in fifth at $499 per square foot.

The Valley’s average is $384 per square foot.

Studio City is also the neighborhood with the highest threshold. Prices start at $365 per square foot. The most expensive listing in the city is $1,135. Just next door, Sherman Oaks’s entry point is more accessible. Prices start at $269 per square foot, while the upper-limit, at $1,023, is second only to Studio City’s.

The top listings in Canoga Park and Woodland Hills are both priced at $691 per square foot. Canoga Park has the Valley’s lowest entry point, at $136 per square foot, while Woodland Hill’s is on par with Encino.

A parallel analysis in Los Angeles put the range of asking prices from $170 to $4,321, and the average at $695, higher than the top listings in all but seven Valley neighborhoods.

The analysis is based on regional MLS data for market-rate listings in August 2017, and excludes some listings like foreclosures and development sites.
