Onni Group plans 509-unit live-work complex in Arts District

Vancouver-based Onni Group is wasting no time ahead of the Measure S vote in March. It filed plans Monday for a 500-unit complex on its near-acre lot in the Arts District.

The Vancouver, Canada-based developer purchased the site on Violet Street for $10.3 million in December, The Real Deal reported. Its latest plans, filed by Onni president Rossano DeCotiis, call for a 13-story structure to house up to 509 live-work units, city documents show.

The complex would also have about 288,000 square feet of commercial space, Curbed first reported, as well as 76 affordable units. When complete, the building would span a total of 625,300 square feet.

If Measure S passes, however, Onni’s project would be suspended because of its request for a general plan amendment. The Violet Street project needs the land use designation to change from heavy manufacturing to “regional center commercial,” the planning filings show.

Across the street, Lowe Enterprises is planning a nine-story office building. Meanwhile, Onni has several other projects in the works, including the redevelopment of the Los Angeles Times buildings and a brand new 48-story tower on Hill Street. [Curbed]Cathaleen Chen
