High-end home sales grew YoY in Westchester, Greenwich Counties

Luxury home sales in Westchester County jumped more than 32 percent in the first quarter from the year before.

That’s according to a new market report from brokerage Houlihan Lawrence, which looked at home sales valued at at least $2 million.

Compared to other nearby luxury markets, Westchester’s year-over-year growth in the number of homes sold was the highest. Putnam and Dutchess County recorded no change in homes ($1M +) sold, and Greenwich, CT saw luxury home sales ($3M +) rise about 15 percent.

In the first three months of 2025, the homes sold in Westchester County totaled about $298.3 million – up about 28 percent from the same time last year. The median sale price, however, dipped about 5 percent to $2.6 million, along with the average price per square foot. That metric fell about 2 percent to $609 per square foot on average.

Greenwich notched the greatest increase in total dollar volume sold of the three regions, of just over 51 percent. Putnam and Dutchess Counties, however, saw their year-over-year total volume amount plunge about 16 percent.

Luxury homes in Westchester also lingered on the market 38 percent longer than they had in the first quarter of 2024. On average, they spent 101 days on the market in the first quarter of 2025 – the shortest amount of time compared to Greenwich (107 days) and Putnam and Dutchess Counties (135 days).
