  • The condos were sold by SRC Residential, an entity of GD Holdings, which acquired 84 units in the tower from Magellan Development Group in November.
  • Kymberly Foglia, a former healthcare executive, was involved in recent St. Regis transactions, selling one unit for $4.34 million and purchasing another for $6.3 million.

A mystery buyer has scooped up two condos at Chicago’s landmark St. Regis tower for just under $9 million, marking the city’s most-expensive residential transaction this year.

The purchase, spanning 7,250 square feet, included a $6.48 million unit and a $2.5 million unit on the 52nd floor of the 101-story skyscraper at 363 East Wacker Drive, Crain’s reported. The transaction was completed on Jan. 7 under a trust named after Donald E. Thompson; the trust is not thought to be connected to the former McDonald’s CEO, the outlet said.

The seller was SRC Residential, an entity of GD Holdings. GD Holdings acquired 84 units in the tower from Magellan Development Group for $117 million in November. The firm sold three units in the building in early January for $17.1 million, which included the $6.48 million unit on the 52nd floor. The two others, on the 60th floor, sold for $6.3 million and $4.34 million.

Involved in those transactions was Kymberly Foglia, a former health care executive, who sold the $4.34 million unit and purchased the $6.3 million one, public records show.

An $8.3 million unit that sold in November was one of last year’s most-expensive resi deals. That was for a 76th-floor unit, which sold for $1,406 per square foot.

A Mexican mining billionaire’s purchase of the St. Regis’ 71st and 72nd penthouse floors for $20.6 million in 2022 was one of the most-expensive sales in recent memory.

Chicago recorded more than 100 residential transactions over $4 million, last year solidifying the region as a top market for high-end condo buyers.
